Building Service Areas (BSA) encompass the fully or partially enclosed portions of a building dedicated to providing necessary services and/or circulation essential for its normal operation, and enabling occupants to operate effectively. The total BSA is proportionally allocated to each occupant using either the Building Allocation Ratio (Method A) or Load Factor B (Method B). Common examples of BSA include main and auxiliary lobbies, building access and egress corridors, mechanical penthouses, mechanical and electrical rooms, loading docks, trash rooms, security and fire control rooms, publicly accessible restrooms, and building operation offices.
