One occupant building

July 12, 2011

In Boma 1996, the exterior gross area of a one occupant building is calculated with the exterior walls of the building, without any deductions. Is there any difference in Boma 2010 ?

Stéphane,

There is no gross building area calculation in the BOMA 2010 office standard. Instead, BOMA has developed a separate Gross Building Area standard known as:

Gross Areas of a Building: Standard Methods of Measurement (ANSI/BOMA Z65.3 – 2009).

The "Exterior Gross Area" according to this standard may be used for determining the lease rate in a single tenant building, but like the BOMA 1996 standard, all parties must agree.
