Utilizing Method A:
In a multi- tenant building with all amenity spaces on the 2nd floor using Method A, how do these spaces get allocated among all of the tenants in the building? Do these areas go under column J? If so how are they allocated across the building and not just the 2nd floor?

Hi Emily,

The Building Amenity Areas are allocated to all of the tenants in the building. They also take a proportionate share of any Floor Service Areas occurring on the floor, just like a Tenant Usable Area. If you have a copy of the Standard, you can see the progression of calculations on page 91 in the Global Summary of Areas. There are also explanations on the following pages explaining how all the calculations work. For example, there is a Building Amenity Area "Fitness Centre" on the ground floor which is 1,750 sq ft. You can see that the area is included as part of the Floor Usable Area in the next column (K). That ensures that it is part of the Floor Service Area / Floor Allocation Ratio. You can see in column P that it's been "grossed-up" to 1,855 sq ft, so at that point, the Floor Allocation Ratio has been applied to it. Column P adds up all the Building Service Areas and grossed-up Building Amenity Areas together to then be distributed proportionately to all tenants in the entire building.
