We are currently calculating Method A areas for a building with an interconnected North, West and South Wing and a distinct East Wing that is only accessible through the main floor atrium by a dedicated set of stairs and an elevator. The East Wing is contained within the same building envelope but has 4 floors of differing heights than the N/W/S Wings which contain 5 floors.
In this scenario would it be best to consider the east wing as a separate floor with its own Floor Service Areas or to treat it as a Multi-Wing Floor and treat the “Floor Service Areas” for each floor of each wing as Inter-Allocated Service/Amenity Areas and allocate them as required?
Also, with the split-level wings, how should wall priority work? For instance, the East Wing’s 2nd floor abuts about 4/5 of the North Wing’s 2nd floor and 1/4 of its 3rd floor; and the East Wing’s 3rd floor abuts the remaining 3/4 of the North Wing’s 3rd floor and 3/5 of its 4th floor. The North Wing’s side of this abutting wall always contains Tenant Area or Unenclosed Tenant Area (balcony). But on the East Wing side of the 2nd floor abutting wall there is Tenant Area, East Wing Floor Service Area, and Major Vertical Penetrations. Then on the 3rd floor of the East Wing, the whole abutting wall is part of its MVP.
Should wall priority be applied based off whatever floor’s Space Classification is a larger vertical height percentage (e.g. the East Wing’s 2nd floor Space Classifications are used to determine Wall Priority against the North Wing’s 2nd floor, the East Wing’s 3rd floor applies to the 3rd and 4th Floors of the North Wing, and the East Wing’s 4th floor applies to the North Wing’s 5th floor). Or should the East Wing and N/W/S Wing be treated as abutting a Building Void when the two wings meet as none but the main floor share a floorplate at the same level. Or should it be based off the floor numbering conventions (e.g. the East’s 3rd Floor to the North’s 3rd floor, the East’s 4th Floor to the North’s 4th floor, and the North’s 5th floor is treated as abutting a building void). Or is there another option that is recommended that we’ve missed? There is no existing governing documentation about this issue from the building owner/operator.
