Under this standard, what is the most reasonable way to determine the gross leasable area (GLA) of a gas station? Would all fueling areas, including the canopy, fall under the GLA?

Hi Gurman,
You can include the covered fueling areas and any associated fully (or partially) enclosed store / cashier structures.
You shouldn't include any uncovered drive-throughs, pedestrian walkways or other areas that would be considered a Trade Fixture under the standard.
A Trade Fixture is a removable, Occupant installed improvement designed to support a business operation within a Retail Property.

Thanks David. I had asked this question earlier this year when considering BOMA 2020 Retail Standard. At the time, you advised that the retail standard did not deal with gas stations specifically, and it wasn't straightforward when considering whether covered fueling areas would be included as part of GLA.
Does the new standard deal with this situation more precisely? If so, how?

Yes the new 2025 version of the BOMA Retail Standard has a new Special Condition "Drive-Throughs".
