Rentable area for restaurant patio

Hello, I am working on a BOMA calculation for an office building with a ground floor restaurant. I have been using BOMA 2024 for office buildings for my calculations. There is a restaurant on the ground floor with some patio space just outside their overhead roll-up doors. The patio has a guard rail. Can this area be counted towards rentable? Which column would it go under?

HI Lara,

Yes the area of the patio can be included if the criteria outlined in the standard for the "Unenclosed Occupant Amenity Areas" Boundary Condition is met. If they are met, then the area can be included in the "Non-Allocated Tenant Areas" column as an "Unenclosed Tenant Area".
