Unenclosed Waste Disposal Areas

Most of the office buildings we work on have one or more waste disposal areas on the ground level, often times unenclosed or partially enclosed. The new standard appears to allow for these areas to be included within the Building Service Area, but we find some statements in the 2024 standard that seem contradictory. Could you kindly help us understand under what conditions a waste disposal area may be included within the Building Service Area?

Hi Ryan,

The inclusion of an unenclosed waste disposal area and any other "Unenclosed Occupant Service Areas" must meet the following criteria:

-The Landlord does not transact with any other parties for its use
-Is not required for the Building to function
-Is not Landlord Controlled
-Is situated within the Property Line of the Building

It's pretty unusual to meet the "Is not Landlord Controlled" criteria for ai waste disposal area. The inclusion of "Unenclosed Occupant Service Areas" in the standard s really designed to include specialty equipment areas that the tenant(s) are in control of and responsible for.

If a waste area meets the criteria of "Partially Enclosed" (Floor and a Structured Ceiling) then it can be designated as Building Service Area.
