Our major vertical penetration is fully enclosed by the wall, but part of its enclosure is building strucural column. Should we split this column between mvp and tenant usable area or treat it whole as a mvp enclosing wall?

Hi Jakub,
There are a few things to consider. Is the MVP a Vertical Service Area containing pipes? If that is the case, the floor opening and its enclosing walls must be greater than 1 square foot in order for it to be designated as MVP. Otherwise, it would just be part of the Tenant's Usable Area.
That being said, it stands to reason that the area could be divided between Tenant Usable Area and MVP, provided all necessary information is available to ensure accuracy.
Additionally, any column within an MVP—such as in a stairwell—would be included as part of the MVP, as columns are typically disregarded in such calculations.
Can you describe the situation in more detail?
Thanks,
David
