i have a stair that is foldable and collapses up to the ceiling so when not in use it is out of the way and flush with the ceiling, when in use it is folded out and used as a stair, this leads up to a mezzanine level that i have placed plywood as flooring to use as a storage space but is does have holed in the floor for the ventilation for my kitchen area and large stove ventilation. per the BOMA standard one of the conditions that needs to be met is that it must have a permanent egress to and from the mezzanine area to qualify. since this stair is a collapsing stair, would this qualify as a permanent stair since it does fold and collapse and would the mezzanine be considered rentable sf. there is sufficient headroom in the space.
