We are trying to determine the allocation and Rentable Area under a single-occupant scenario for a medical office building we own. mainly would all interior vertical penetrations be counted as rentable square footage since one tenant controls all the space in the building (i.e. stairwells, elevaotrs and HVAC shafts would be part of the rsf along wiht corridors, lobbys, etc). If anything, what is subtracted from the boaundary area to get to the RSF?

Hi Andrew,
Applying BOMA Office 2024 to a single occupant building is exactly the same as applying it to a multi-occupant building, so the same rentable exclusions will apply. You should obtain a copy of the standard to learn about what areas are excluded.
If you use the BOMA Gross Areas standard for a single occupant building, then there will be no rentable exclusions and the area will be measured to the outside wall, yielding a larger rentable area compared to the office standard.
