I have a tenant who is taking a full floor. The Womens Restroom on that floor is becoming part of their space and only their staff will have access to it. Does this now become part of their usable sq. ft.
The mens will stay in a common area that can be used by others.

Hi Dorothy,
If the tenant is taking the entire floor, how can the men's restroom be common area? In any event, restrooms that are part of the building (usually in the core) / permanent in nature, are considered a Service Area and thus not part of the Tenant Usable Area. The restroom should be allocated as either Floor Service Area (if it's a single tenant floor, 100% of it will go to the tenant) or Inter-Allocated Service Areas (if it's a multi-occupant floor, but not available to certain occupants). Only a Dedicated Restroom (A restroom which is only used by a single occupant) which is Non-Permanent in nature, may be allocated as Tenant Usable Area according to the standard.

Thank you David for your quick response.
The mens restroom is located behind the elevators in the lobby. Anyone taking the elevator to that floor can walk in and use the facilities. Staying in the common area per se.
The womens RR will now be located in the tenant's leased space. You will have to access their space to use the facilities.
If I am reading your response correctly, because the womens RR is permanent in nature it would not count toward their usable sq. ft.

That's correct. The best way to allocate the men's restroom in your case then would be as a Building Service Area (assuming that it is accessible to anyone in the building). The women's restroom would be a Floor Service Area.
