Covered entrances/sidewalk in single story building with exterior suite main entry doors

Large, single story building (50k SF). Each tenant has it's own exterior entry door that is covered by an overhang/roof. Majority of the covered suite entrances are dedicated to one suite, but there are a few locations that share the covered area for their entry with multiple suites. This would vary as space is leased and changes. There is not a walk that connects these entrances to one another or to other building amenities, etc. A sidewalk connects the parking to these covered areas. Covered areas are approximately 6' wide and varying lengths, connecting multiple doors to the suites (multiple doors are for exiting and flexibility in bifurcating spaces.)
Restrooms are within the tenant suite or in some cases shared between a few tenants with a common corridor.
Do these exterior covered areas count as anything on the BOMA Calcs?
It doesn't seem to fit external circulation.
What exactly is the definition of a covered gallery? Could it be labeled as that or is a covered gallery more like an amenity space or used for entertainment rather than a covered entry area?
Thanks!

Hi Megan,

The BOMA 2017 Office Standard doesn't specify any type of required construction for Unenclosed Occupant Circulation. I'm not clear what is under the covered area. You say there is "not a walk..."

In any event, if there is any internal circulation similar to a multi-occupant corridor on the floor then Unenclosed Occupant Circulation should not be applied under BOMA 2017 Office. It's possible that it could be applied under the latest BOMA Office 2024 standard though, but we would need to know more about the construction of the walkway and the layout to make that determination.

A Covered Gallery is not an overhang, It is a roofed area supported by columns that is adjacent to the Building Enclosure. I don't think that applies based on your description.

It would be easier to make a determination based on photos and floor plans.

Thanks,
David
