Mezzanine-Stairwell enclosure in construction gross area

Hi,

I would like to know if in the calculation of the construction gross area, retail 2010, the mezzanine inside of the units should be included to the area separately?

What about the stairwell enclosure on the top level of a roofless multi-story parking?

Hi Delara,

Yes you should disclose Mezzanines separately. If the mezzanine(s) are less than 1/3 of the associated floor below, the area of the mezzanine is included in the GLA of that Floor, but should be disclosed separately as per the Global Summary of Areas spreadsheet found in the standard.

The stairwell enclosure should be designated as a Major Vertical Penetration / Common Area.
