Demising Wall Abuts Building Service Area

Ann Lubbers

We have a scenario where the demising wall abuts the building service area. The walls of the building service area are 12' high. However, the clear height of the building is 30'. Because the full-height demising wall dead ends into the building service area, this forced us to build a demising wall that jogs and directly abuts/runs along the building service area wall to complete the full-height separation between tenants. Thus, measuring to the centerline of the demising wall as it runs along the building service area means there is a sliver of space (approx. 15 sf) from the centerline of the demising wall to the outside face of the building service area. Which tenant should the 15 sf be allotted to?

Hi Ann,

Do you have a copy of the standard? If so, please review page 15 "Wall Priority" as I believe it answers your question. Although I think I understand, it's difficult to fully visualize your situation, so I'm hesitant to provide an answer.

Thanks,
David
