Tenant restrooms

What section outlines the methodology for restrooms that are in a tenant suite? These would be befind the secure walls and used exclusively by the tenant.
Everything I'm reading says floor common but that doesn't make sense. Why would other tenants pay for an area they cannot use?

Hi Lynn,

The BOMA 2024 Office standard includes a "Dedicated Restrooms" page in Section 3.3 Special Conditions which states:

On a Single Occupant Floor or Multi-Occupant Floor, Dedicated Restrooms which are Non-Permanent in nature shall be designated directly to the Tenant Usable Area of the benefiting Occupant.

Furthermore, Tenant Usable Areas (Section 3.2 Space Classifications) states:

Any Fully Enclosed and Demised portions of a Floor that an Occupant has Exclusive Use of (including, but not limited to Non-Permanent Dedicated Restrooms, Elevator Lobbies, Circulation Areas, and Occupant Voids) shall be considered part of its Tenant Usable Area.
