Gross Up Tenants without common area access

Hello,

I'm inquiring about tenants who have direct street access on the main floor along with their own amenities. These units lack hallway access or direct connections to upper floors with shared common spaces. How does BOMA 1996 regulations pertain to these tenants?

Hi Scott,

BOMA 1996 does not make any distinction for such spaces. BOMA 2010 has some ability to omit the application of common areas to certain tenants using "Limited Area" (which was subsequently renamed Inter-Building Areas in a BOMA Best Practices document), but really this concept and the calculations required were only fully realized in BOMA Office 2017 and BOMA Office 2024.
