Bank Building - drive thru teller

I am measuring a single-story building that is a bank. I assume that I calculate the actual building from the inside walls but do I also add a drive-thru/bank teller in their USF? The building owner thinks that we should but it's just an over-hang where the cars drive through and do their banking with the tellers.

Hi Elye,

The BOMA 2020 Retail Standard utilizes a concept known as "Retail Experience" which includes all of the Fully Enclosed, Partially Enclosed and Unenclosed Areas of a Retail Property that are integral to the overall design, character, ambience,
safety, movement and enjoyment of its Occupants and Customers. As such, the drive-thru area is included in the Gross Leasable Area(s) but must be separately disclosed.
