Multi-Story building with single tenant floor restroom and mechanical rooms

In the case where a single tenant occupies an entire floor in a multi-story building is there a situation where floor service amenities such as restrooms and mechanical, which are exclusive to this floor, could be considered part of the tenant or occupant usable or do they always have to be considered floor service?

Hi Jerry,

Restrooms and mechanical rooms that repeat on every floor (usually built within the core) should be Floor Service Area. If there are "Dedicated Restrooms" that are exclusive to a single occupant and built as a tenant improvement (non-permanent) then those restrooms would be part of the occupant's Tenant Area.
