Usable area calculation

Hi,

I would like to know for a 7th floor of an office building ( based on boma office 1996), the columns attached to the exterior walls (from interior side) should be included to usable area of the unit or excluded? (As we know the walls should be excluded)

Hi Delara,

Columns are ignored, so some portions of the column may be included and some portions may be excluded depending on what is adjacent to the column. On a typical office floor, the glazing of the window system is normally adjacent to the column on both sides of the column, and the column itself is usually projecting within the interior. In such as case, the portion of the column within the interior of the building is included as the measure line is established along the window glazing and continues through the column, since the column is ignored.

The BOMA 1996 standard document illustrates this.
