I am hoping that you can please explain why there is a discrepancy between the rentable square footage indicated on a measurement document vs simply calculating the area?

Hi Laurie,
I would need more specific details about your situation to answer your question properly; however, it should be noted that the rentable square footage under the BOMA 2019 Industrial Standard includes a proportionate share of common areas and also includes the full thickness of the exterior walls and the midpoint of any demising walls. These are the two main factors that would contribute to a difference in the rentable area calculation and a simple area calculation of a tenant's space that only measures the usable area.
