Do on-site management & maintenance offices count as Building Amenity Area?

Would an on-site management/maintenance office be considered a building amenity area (BAA)? If so, if it serves multiple properties, is its square footage only allocated to the property that houses the office? Is there a generally accepted cap on square footage for an on-site management/maintenance office?

Hi James,

An on-site management office is usually a Tenant Area or a Building Service Area. It could also be a Building Amenity Area if it is easily convertible to Tenant Area, so its location and level of Permanence should guide the decision. If it serves multiple properties within an office building complex then it could be designated as an Inter-Building Service Area or Inter-Building Amenity Area and proportionately allocated across multiple buildings.

There is no generally accepted cap on square footage for an on-site management/maintenance office.
