A single-tenant building is measured in the same way as a multi-tenant building under the BOMA 2017 Office Standard.
There is no "Total Building Area", but the building's Boundary Area will be grater than the building Rentable Area. However, for leasing, the Building Total Rentable Area should be used in a single tenant building.
