Single tenant occupancy RSF

Is the RSF for a single tenant occupancy condition based on interior building GSF or exterior building GSF?

Hi Stephen,

That depends on the lease agreement. A single tenant building could be leased according to the BOMA Office Standard which measures to the inside finished surface of the building, or it could be leased according to the BOMA Gross Areas Standard, which measures to the exterior face of the building. Keep in mind this is a very simplified explanation.

If using the latest BOMA Gross Areas Standard, then Gross Area 1 (Leasing Method) is used for leasing purposes. It generally includes all of the enclosed areas of a building, except for Building voids. Again, this is a simplified explanation and it would be best to obtain a copy of the standard itself from www.BOMA.org or to hire a service provider to determine the area according to the standard being used according to the lease agreement.
