What is the Virtual Floor.

We have a multi-use building with Hospital, Nursing Home, Clinic and Office. We have completed the Global Summary of Mixed-Use Areas. I am confused about what the virtual floor is and what it is used for since there is no place for it on the Summary of Mixed-Use Areas. Alos, does a separate spreadsheet need to be created for each Multi-Use Component if we already have the Global Summary of Mixed-Use Areas.

Hi Keith,

The Virtual Floor is where all of the proportionate allocations of the Mixed-Use Common Areas are inputted for each Global Summary of Areas that correspond with the various Mixed-Use Components (Hospital, Nursing Home, Clinic and Office).

Yes, each Mixed-Use Component should have its own Global Summary of Areas, and each spreadsheet should contain the Virtual Floor with its proportionate share of Mixed Use Common Areas.

Thanks for your reply, David. As I understand it; Are Hospital, Nursing Home and Clinic considered Office by BOMA? If so, does each office component need its own spreadsheet or can they be entered on the same spreadsheet?

Hi Keith,


Medical buildings / Medical Use Components are not officially supported in any of the BOMA Standards. That's not to say you can't use the office standard though for those Use Components. I would recommend using the latest 2021 BOMA Mixed-Use Standard since it is compatible with all of the BOMA Standards and also with Non-BOMA Methodologies. This will allow you to apply some other measurement methodology for those Use Components that aren't officially compatible with an existing BOMA Standard, if that is desired.

Each Use Component will usually have its own spreadsheet. How you separate the Use Components depends on the architecture / layout of the building and how it is used. If the "Hospital, Nursing Home and Clinic" are continuous and share their own dedicated common areas, then it might make sense to combine them as a single Use Component, but this varies from one Mixed-Use Building to another and is very much project dependent.
