A couple questions for a single store office building:
1 )
For previous transactions a single-story building (single owner/occupant) has used the Gross Area Standard (Gross Area 1) to determine square footage (exterior face). Now, the owner of the building wants to sell a portion of the building to another party (in essence, condo-ing it) so there will now be multiple owners/occupants of the building (it is possible that some of the newly demised spaces would be leased now or in the future). Could they still use the area lines from Gross Area Standards for the square footages since there are separate owners, or would this shift over to Office Standard now since? They would not share any interior space/no common area. The setup could be likened to residential townhouses.
2a)
In Gross Area are door setback still applicable (and allowed to be included in area) in a single story building (roof overhangs above, but no second floor above). If not, could a door setback be considered external circulation?
2b)
On page 42, why is the door setback (that accesses the common area) in the upper left hand corner (near suite 100) not included on the boundary area?
3)
The building in question is about 165’ long, the front has 90’0" that is recessed approximately 4’ with roof overhanging. I would think this could be counted as “exterior circulation” typically as it is the access to the multiple doors on the front facade, however there are 32” wide columns every 7’0", that are only 24” (20” in some locations) from the building where the “circulation” would be considered. Would this be considered external circulation or are there any rules on how wide the circulation path has to be to consider is circulation? There are intersecting access sidewalks from the parking lot to each of the 3 existing doors on the front of the building.
4) There are no instances in the Gross method where Dripline/roof overhangs have effects on area?
