If I have a basement with no Occupant Areas that has Amenities Areas and storage - could I classify the Amenities areas as Rentable Areas? Or does it fall under Rentable Exclusion because there is no Occupant Areas?

The amenities can be allocated as Building Amenity Area or Inter-Building Amenity Area which would be rentable area since they would be allocated to all of the tenants in the building (Building Amenity Area) or specific tenants (Inter-Building Amenity Area) proportionately. In some cases you may classify these amenities as service areas if the amenity areas are considered permanent and unlikely to change or be converted to Tenant Area in the future.
Thanks,
