Finshed Rooftop Areas

I have a finished rooftop area available as an amenity to the building tenants in my 11-story office building.
I'm considering refreshing the building measurement from BOMA 2010 to 2017 and want to get a rough order of magnitude measurement for the additional area pursuant to BOMA 2017

I've calculated the walkable/seating areas.
Can I include (a)the footprint of the planters adjacent to the seating/walkable areas and the (2)2nd means of egress - a walkway off of the seating/walkable that wraps around the penthouse to an egress stair?

There is also a pavered area beyond the railing that encloses the rooftop amenity. I don't expect to include that area because it is not accessible.

Please advise or kindly send me the relevant information from the standard

Hi Brian,

You can include all portions of the Finished Rooftop Terrace that are "legally renovated or designed to be occupied and enjoyed by people". We would usually exclude any unenclosed circulation / egress areas that are used specifically to gain access to the actual Finished Rooftop Terrace. The footprint of the planters would generally be included.

I would recommend purchasing a copy of the standard from www.boma.org for more details.
