We have 2 levels of parking (stacked) as the lowest levels of a building. The land that the building is on is sloped, so Parking Level B (lowest) is fully enclosed underground with a ramp to the street level, but Parking Level A on top of it (same footprint) is partially exposed with uncovered parking along a portion of its perimeter due to the slope and the office floors above it having a smaller footprint.
How do we run the boundary area on this floor? Do we take it to the full perimeter line where all parking occurs, or run it only up to where it is covered by the footprint of the floors above?
On page 29 of the book, chapter 3.2, item #2 Parking Area; there is a note that says "Surface Parking is specifically not included in Boundary Area", does "surface" here mean all uncovered parking, or just street level?
Thank you!!
Hi Valerie,
Surface Parking refers to all ground level, uncovered parking. The Boundary Area of the Structured Parking should only include the covered portions. Page 29 states that it must be fully enclosed or Partially Enclosed. Partially Enclosed requires a finished floor and finished ceiling.
Thanks,
David
