I WOULD LIKE TO KNOW HOW I CAN CLASSIFY A FOOTBALL FIELD ON ROOFTOP, THIS BUILDING WAS AN UNIVERSITY AND IT HAS A FOOTBALL FIELD ON THE ROOF, HOW COULD I CLASSIFY IT? COULD BE CLASSIFIED AS UNENCLOSED BUILDING FEATURE?

Hi Ignacio,
That's a unique scenario but I don't think it can be classified as anything under BOMA 2017. Unenclosed Building Features comprise Balconies, Covered Galleries, and Finished Rooftop Terraces. The closest match here is a Finished Rooftop Terrace which is defined as "A definable area on the roof of a Building which has been legally renovated
or designed to be occupied and enjoyed by people." You can make a decision based on that definition but I would be cautious. First of all a Football field is very large and so to allocate it proportionately to all tenants will increase the tenant's rentable areas significantly. As well, unlike a typical Finished Rooftop Terrace, a football field is a very specialized feature of this building which I would argue is not something that can be enjoyed by all your tenants.
