BOMA 2021 Mixed Use: use for new construction that hasn't broken ground?

We are working a new build, mixed use project: 67,000 sf residential + 42,000 commercial interiors. It sounds like the Mixed Use Standard is the one to use, but since the building hasn't yet broken ground, would you suggest using the new 2021 Mixed Use Standard? And how is the underground parking considered an exclusion for both residential and commercial?

Hi Robin,

The BOMA 2021 Mixed-Use Standard is not released yet, but it should be sometime in October 2021. We would definitely recommend waiting if you can and using the new standard since it will offer much more flexibility. There will be a few options for parking allocations in the new standard; including, 1. Parking Area as Mixed-Use Common Area; 2. Parking Area as a distinct Mixed-Use Component; and, 3. Parking Area as a portion of a Mixed-Use Component. The standard explains the impacts of each option. It will be important to select the correct parking allocation since as it can affect how Mixed-Use Common Area is allocated to the Mixed-Use Components and thus may have an impact on the Rentable Areas.
