We are working on BOMA calcs for a 2-story building with an exterior patio located in the center of the building. The patio is enclosed on all sides, but is not covered. Should this patio area be included in our area calculations? If so, is it considered "external circulation", or "unenclosed occupant circulation"? Any insights would be greatly appreciated. Thanks!

Hi Amber,

The patio as you've described is not included as it's not a Balcony, Finished Rooftop Terrace, or Covered Gallery. It's also not any type of external circulation that could be included either.
