Column F of the Global Summary of Areas Worksheet subtracts occupant storage from the IGA, even though it's not included in the IGA in the first place. Do I understand that correctly?

A tenant on the 3rd floor of a building (which would be classified as "occupant area") also has a small storage space on the basement level (which would be classified as "occupant storage") I understand that when calculating the "rentable area" of the "occupant area" portions of the floor service and building service areas are included...but if "occupant storage" is not included in the perliminary floor area for the building how is this occupant on the 3rd floor chargerd for their storage space in the basement?
Thanks!
Melissa,
You are correct that occupant storage is deducted from preliminary floor area. As such, it is not a component of rentable area and has no load factor applied to it, nor is it a component of common area itself. According to the standard, occupant storage should be disclosed and leased separately, where essentially, usable area equals rentable area.
