Would a Waiting/Lobby Room be considered part of the Occupant Area or is it Building Service Area?

Hi Brad,

There are a few things to consider in order to figure it out.

Is the waiting room under Occupant Control for their exclusive use and enjoyment? If yes, then it is Occupant Area.

If the waiting room is shared among all the Occupants in the building and is of a Permanent nature (unlikely to me modified based on its construction or importance to the building), then it would be a Building Service Area.

If the waiting room is shared among all the Occupants in the building and is of a non-Permanent nature (could be converted to Tenant Area), then it would be a Building Amenity Area.

It's also possible that the waiting room is best allocated as Floor Service Area if it's only serving the Occupant's on a particular floor or Inter-Building Service Area or Inter-Building Amenity Area if it's serving a specific group of Occupant's in the building.

Thank you for the response. The waiting room is in a single story, single occupant building so I probably should have lead with that. I may be incorrect about this but I have read somewhere that even with single occupant/ single story buildings that it should still be calculated as a multi-tenant building would be. My instincts tell me to calculate it under occupant area but I guess I am looking for clarification regarding what is meant by under Occupant Control for their exclusive use and enjoyment. To my knowledge the waiting room will be used by customer/client/patients of the occupant so would that classify as under Occupant Control for the Occupants exclusive use and enjoyment?
