I have a single story office building for one tenant, how do I calculate my rental area (lease SF)

Hi Raúl,

You can apply the BOMA 2017 Office standard to a single tenant, single floor building. The only thing to consider is that your service areas will all be Building Service Area. There is no need to use Floor Service Area. Also, there will be no Major Vertical Penetrations since they are all Service Area on the lowest level.

Alternatively, the BOMA Gross Areas standard is frequently applied to single tenant buildings. The Gross Areas standard will result in a higher rentable area since it measures the building to the exterior surface of the exterior walls, but all parties must agree to its use.

thanks,
David
