Ground Floor Tenants

In the 2010 Standard there is no reference on how to divide BUILDING SERVICE AREAS between tenants of the entire building. Using the table included in the manual the space is divided only between tenants on one floor. This results in the ground floor tenants paying for ex. for the lobby. What is the solution for that? Thanks

Tudor,

I am assuming you are dealing with Method A.

Building Service Area is shared proportionately by all tenants in the building, regardless of what floor they occur on. This is expressed in Column P as Load Factor A (page 13).

For clarification, areas shared exclusively by the tenants on a particular floor should be expressed in Column L as Floor Service & Amenity Area.
