I have a building that has an attached enclosed (roof and doors) but not heated garbage room attached to a sand alone coffee shop. Is this garbage room included in the rentable area?

If the garbage room is exclusively used by an occupant then it would have to be enclosed in a way that is suitable to the local climate in order to be Gross Leasable Area. If the garbage room is Common Area, please note that BOMA Retail doesn't proportionately allocate Common Areas to occupants. it should be noted that Rentable Area is not used in BOMA Retail. Instead, "Gross Leasable Area" is used and defined as "The total enclosed floor area designed for the exclusive use of an occupant". Under the standard, gross Leasable Area is the only area that you can charge rent on, although the standard does also allow Ancillary Areas to be included for those areas that are are not considered Gross Leasable Area but are exclusively used by an occupant under a separate agreement.
