Hi Ryan,
Gross Building Area is also known as the "Construction Area". It represents the total area of a building measured to the outside surface of exterior walls with no deductions. Often, gross Building Area is used for leasing a building to a single tenant.
Gross Measured Area represents the area of the entire building measured to the vertically dominant inside finished surface of the building. The result of subtracting Major Vertical Penetrations from Gross Measured Area is the Rentable Area of a floor or building.
Gross Floor Area is not a BOMA 1996 term per se, but it could represent either of the above on a floor-by-floor basis.
Thanks,
