Stairs to basement in Retail tenant

In a 3-story building with basement there is retail at first floor and residential on floors 2 and 3. No other use. The basement is solely for retail tenant, and there are two stairs to basement. One stair is directly from retail to basement only. The second stair is at grade and is half up to residential and half down to basement (again retail tenant used only).

Do I include stairs to basement in retail area?

Hi Ben,

The stairs that provide access to retail only can be included in the retail area analysis only. The stairs that provide access to both the retail and the residential portion should be MUCA (Mixed-Use Common Area) - if you are using the BOMA mixed use standard.
