Balcony

How do you calculate balcony surfaces? Is that common area?

Hi Cathy,

In BOMA 2017 a balcony can be several different types of common areas, including Building Service Area, Building Amenity Area, Inter-Building Service Area, or Inter-Building Amenity Area, depending on how it is used. A balcony can also be Tenant Area if it used only by a single tenant.

A balcony is measured to the extent of its structural surface and to the outside finished surface of the building.

I recommend reviewing the BOMA 2017 documentation in order to calculate and allocate correctly.

Thanks,
David
