Can you clarify if Building Common Area referenced in BOMA’s Glossary of Industry Terms (including fitness centers, conference rooms, vending areas and the like) are included in BOMA 1996 rentable area or if these areas as a category were not added to rentable area until BOMA 2010?

Building Common Areas are included in the BOMA 1996 rentable area.
To clarify, the concept of Building Common Area was introduced in BOMA 1996. It simply allocates all building common areas - whether permanent service areas or non-permanent amenity areas proportionately to all the tenants in the building. Building Common Area is also treated similarly to a tenant area in that it also takes a proportionate share of Floor Common Areas on the floor(s) where it exists. In BOMA 2010, Building Common Area is divided into Building Service Area and Building Amenity Area. The two areas differ in that Building Service Area is not allocated a proportionate share of Floor Common Area (known as Floor Service and Amenity Area in BOMA 2010) and Building Amenity Area is allocated a proportionate share of Floor Common Area, just like Building Common Area in BOMA 1996.
