2017 Gross Building Area

Lara Schneider

I have a client who wants the Gross Building Area and as it's a single tenant building, was planning to use this for leasing purposes. Does Gross Building Area exist in BOMA 2017? It doesn't appear to. They have roof decks they'd like to be able to include, so it's in their best interest to use BOMA 2017, but I'm unsure if I can use the Gross Building Area or if I should use the Gross Measured area (which I think is now Boundary Area?)

I appreciate any help I'm able to get. Thanks!

Hi Lara,

There is no Gross Area included in BOMA 2010 or BOMA 2017. The current 2009 Gross Areas standard does not include finished roof terraces in the EGA (Exterior Gross Area), so it would not be included in the area for leasing.

However, the latest BOMA 2018 Gross Areas is scheduled to be published very soon and it will be in-line with the BOMA 2017 Office Standard, so it will include the same exterior areas for leasing purposes in single tenant buildings.

Thanks,
David
