When calculating office area for a single story, single tenant building, is it correct include the entire gross measured area excluding mechanical rooms, janitors closets, and public toilet rooms?

Edward,

What is "Office Area"? Do you want to know how to calculate the Usable Area of a tenant? This is pretty clearly outlined in the BOMA 1996 publication.

The Usable Area of a tenant simply includes the area that the tenant physically occupies (according to certain provisions as provided in the standard) and does not include Floor Common Area, Building Common Area and Major Vertical Penetrations.
