The mechanical room that supplies the building is in an attic space above the first floor. Is this considered rentable area? Useable area?

Hi David,
An attic is most likely to be considered "Interstitial Space" in which case it would be excluded from the rentable area. The standard defines Interstitial Space as "floor area above or below occupied Floor levels that is not available for general occupancy and normally contains structural features or Services predominantly serving the Building or adjacent Floor levels"
If however, the space has adequate headroom and provisions for egress and contains services that would otherwise require dedicated floor space, it may constitute, in whole or in part, a Floor or Mezzanine, in which case it would be included.
If you do include the attic based on the aforementioned, it should be Building Service Area.
