What about in the case of measuring for gross building area?
Hi Allen,
The BOMA 2017 standard allows balconies, finished rooftop terraces and tenant controlled covered galleries to be included in rentable area. Decks are not defined in the BOMA 2017 Office standard so you will have to determine based on the definitions provided in the standard whether a particular deck is included.
The latest Gross Building Area standard is currently in development and will include these unenclosed areas as well (pending approval from the BOMA Floor Measurement Standards Committee and ANSI), but the current Gross Areas Standard from 2009 does not include these unenclosed areas in the Exterior Gross Area, which would be used for leasing purposes in a single occupant building.
