Hello! In case FLOOR SERVICE&AMENITY AREA is, for example, 200 square meters and should be divided equally among 4 tenants (200/4 =50) but one office is empty. How would that impact on BASIC RENTABLE AREA? Will it be 200/3 = 66.6 square meters for each tenant or it will remain unchanged with 50 square meters for each tenant?

Hi Volodymyr,
It should make no difference to the calculations if there is vacancy in the building. All vacant areas should be included.

It should be noted that in the BOMA Office Standard, common area is allocated proportionately, based on the amount of space each tenant occupies rather than evenly split based on how many tenants there are.

Hi David, It was just an example that all offices have equal size. If for the same 200 square meters of FLOOR SERVICE&AMENITY AREA were divided like 75, 75, 25, 25 among 4 tenants, but last office is not occupied 25 square meters of that area still be vacant? Because it is possible that other tenants use this area but don`t pay for it.
