Most guidlines and industry data related to Facility Maintenance & Repair Costs (including those for HVAC, PLUMBING and ELECTRICAL components are based on GROSS SQUARE FOOT values.

Does BOMA publish any procedural manuals for calculating GSF for such systems?

If not can you recommend a source?

BOMA recently published a new document called Gross Areas of A Building: Methods Of Measurement (2009). It outlines two methodologies for measuring gross area in buildings of all types/uses. It is a robust and detailed document that should suit your requirement.
