Basement mechanical rooms & Main floor recessed office walls

1. Are basement mechanical rooms serving tenants in upper floor offices included in Rentable area, if using Boma 96 Office Buildings Standard ?
How are they accounted for-building common space?

2.If Main Floor Office tenant space has enclosing walls that are recessed or set back from face of building which extends outward on all upper floors, do i still measure to recessed enclosing walls, or to line of the building above?

1. Yes, basement mechanical rooms are usually treated as building common area, which is proportionately shared with all tenants in the building and therefore part of the rentable area of the building.

2. The recessed entrance is treated as if the deviation is not present. However, you would only measure to the building line above on the sides of the building which have street frontage.
