Common Area

In a building about 68400sf, less than 30% are retail stores on the main floor. There are covered unenclosed corridors used by all the occupants and specially retail units on the main Floor. The corridors are under the roof line and used for external circulation in & out of the building. There are 3 staircases and two elevators but Base Building Circulation will not be functional and some occupants cannot access to their units without these covered corridors. Are these corridors part of the common area?

Hi Ali,

It can only be external circulation / common area if it is the only means of access to the occupant spaces.

Hi David,

We are working towards re-measuring the whole building and I would like to be sure about "Floor common Area: and "Building Common Area" according to BOMA 2010 A and B.
I couldn't attached the floor plan here and send you an email.
