We have a tenant who has added a walk in cooler to the back of our building. This walk in cooler is an enclosed structure. Presumably it was done with the proper permits. This cooler is attached to the building and is only accessible from the interior of the building. Under these conditions, is the area of the attached walk in cooler part of the the calculation of the GLA?

Interesting question. If the cooler was removed, what would remain?

You ask if the area is part of the GLA, but you have posted to the BOMA Gross Areas section. GLA is not part of the Gross Standard. Please confirm which measurement standard you are using.

Thank you for the quick reply. The answer to you second question is that
the lease does not identify any type of standard. Therefore, as a
Landlord, I would prefer to use the one that is the most advantageous. To answer your first question, if the extension were to be removed, we would be left with the large opening to the back wall of the building.
Unfortunately I do not have a picture, however the extension covers the
entire width of the building and has a roof with gutter to divert water
run off. The roof is flashed into the exterior wall.
