Enclosing structural steel columns with drywall construction (base building)

Regarding the measurement of interior gross area (IGA) and the dominant portion of the finished surface of a perimeter wall, there are conditions in the base building documents that provide drywall enclosures around steel columns at the perimeter. Typically the column would not be deducted from the IGA, however, these drywall finished enclosures are provided in the base building documents for the general use of occupants.

Would the the enclosures be deducted from the IGA as they serve as the finished surface of the dominant portion of wall, or not be deducted as they enclose the perimeter steel columns?

Hi Christopher,

I don't believe the drywall enclosures should be deducted from IGA but I wouldn't mind seeing a plan in order to give you a definitive answer. Also, can you please clarify "however, these drywall finished enclosures are provided in the base building documents for the general use of occupants."
